An unfinished patio might seem like a lost cause, but with the right vision, it can become your favorite space. That’s exactly what one West Lawn, PA homeowner discovered.
Maximizing the Potential of an Underused Space
An unfinished backyard patio can often feel like wasted potential. For a homeowner in West Lawn, PA, the existing concrete slab was just that—a space with possibilities waiting to be realized. To make better use of this area, the homeowner partnered with Bodden Construction Group to turn it into a functional and attractive outdoor living space.
Starting with a Blank Canvas
The original patio was a plain concrete slab that lacked protection from the elements and offered limited functionality. The goal was to create a covered space that would provide comfort, improve usability, and complement the home’s existing design.
Project Goals: Practicality and Style
The homeowner’s key requirements included a sturdy patio roof, skylights to maintain natural light, and vinyl railing for added safety. The design needed to integrate seamlessly with the home while enhancing both appearance and practicality.
The Transformation Process
Here’s how Bodden Construction Group completed the project:
Patio Roof Installation:
The vinyl siding was removed to attach a 2x10 ledger board to the house.
A double 2x10 beam and four colonial-style posts were installed to support the new shed-style roof.
The roof structure was framed with 2x10 lumber and reinforced with rafter hangers and hurricane ties.
OSB plywood, underlayment, drip edge, and shingles were installed for durability.
Vinyl soffit was used to finish the underside for a clean look.
Electrical Upgrades:
New wiring was installed for a ceiling fan and recessed lighting.
Four LED recessed lights were added for evening use.
A fan box was prepared for a ceiling fan installation.
Adding Skylights:
Three skylights (14.5” x 46.5”) were installed to ensure the space remained bright and open.
Skylights were flashed and finished with vinyl to match the patio design.
Vinyl Railing for Safety:
A white vinyl sleeve was added to a steel post mount.
Two sections of white vinyl railing were installed for safety and aesthetics.
The Finished Result
The completed patio now offers a versatile and comfortable outdoor space. The covered area provides protection from the elements, while the skylights ensure it stays well-lit. The addition of vinyl railing enhances safety and integrates with the overall design.
This remodel not only improves daily usability but also increases the home’s overall value.
